Here's what you need to know about condo insurance.

In the event of a fire, break-in, or other covered incident, condo insurance covers the interior of your condo as well as your personal belongings. It also offers liability coverage in case someone gets injured in your home. Plus, loss of use coverage is there if you need a place to stay while your condo is being repaired.

How much coverage you need depends on what is (or isn’t) already covered by your condo association’s master policy, which you pay your portion of in your monthly dues.

What is the difference between condo and homeowners insurance?

The main difference between condo insurance (HO-6) and home insurance is that condo insurance only covers what’s inside the unit. Home insurance covers the entire home, inside and out, including the land and freestanding structures on the property.

Is condo insurance required?

Though there are no state mandates, it's common for condo associations and mortgage lenders to require certain levels of condo insurance.

What does the condo association’s policy cover?

The condo association’s master policy, aka HOA policy, typically only covers the outside of the building and shared spaces like the lobby, elevators, hallways, recreational areas, and parking lot/garage. You pay your portion of this coverage through your condo association (HOA) dues.

Types of condo insurance (HO-6).

Explore the different types of coverage usually included in a standard HO-6 condo insurance policy, as well as optional coverage you can add for additional protection.

Dwelling Coverage

Dwelling coverage protects your unit's interior, including walls, fixtures, cabinets, and flooring. If your HOA has all-inclusive or all-in coverage, you likely won't need it on your individual policy.

Personal Property Coverage

Personal property coverage helps to replace your belongings (clothes, furniture, electronics, appliances) if stolen or damaged by a peril that's covered in your policy, like fire or theft.

Personal Liability Coverage

Personal liability coverage protects you if you're found legally responsible for someone else's injury or damage to their property while visiting your condo.

Loss of Use Coverage

Loss of use coverage helps pay for additional living expenses if your condo is deemed temporarily unlivable after a covered peril, like a fire.

Loss Assessment Coverage

Loss assessment is optional coverage that can help pay your portion of a shared loss if a covered peril damages your building's common areas, and the repairs cost more than your HOA has set aside.

Review your HOA's master policy before purchasing your own coverage

Save yourself some time and money by checking out your condo association's master policy to determine which coverage you might actually need! For instance, if the master policy has all-inclusive or all-in coverage, you may not need to include dwelling coverage in your personal policy.
